The monthly assessment covers a variety of expenses such as property management, water, garbage, snow removal, maintenance and repairs of the common areas, landscaping, roof replacement, road and driveway repairs,  insurance, attorney and legal support and reserves for future projects and repairs. 


A violation letters DO NOT start with a fee, a warning will happen in writing. Most common violations are:

  • Making alterations to the outside of the buildings without approval
  • Expired plates/tabs on cars.
  • Garage doors left open.
  • Co-owner responsibilities (outside storage, maintenance of decks and area around it, including the sidewalk areas.)
  • Additions to the exterior of the building without approval, like adding camera
  • Garbage left outside too early, late. 
  • And many others

ALL of these can cause increase in our monthly fees due to added expenses like pest removal, liability issues, property damage and unnecessary repairs due to negligence.


Any changes or modifications to the exterior of your condominium unit will need to be approved by the condominium association. This is to ensure that the changes do not impact the integrity of the structure, the overall look of the complex, do not violate any rules or regulations. Some changes may require a permit from the local municipality as well. Here is a link for the Request for alteration


The annual meeting Is a "community chat" about the bills and concerns of the community. The agenda goes over the financial statement, budget, nomination of board members, open discussion on any topics and election results. It also helps prepare co-owners for any upcoming changes in the community. At the annual meeting, we also recruit volunteers to assist with lowering the costs of maintenance to the community by partnering together. Each year we come together and talk about accomplishments and upcoming challenges while sharing a meal together with some super awesome great prizes.


The board of directors are a group of volunteers. While we have many sets of skills more hands means less cost to the community. We are currently looking for volunteers to help with a newsletter and small landscaping maintenance issues in the community. As our community ages, a volunteering can assist so we can connect Co-owners with resources to plumbers, electricians and other professionals that are trusted and have done an excellent job in the past. 


We are glad you asked! We are a group 152 individual units and there is power in numbers. While it is not mandatory, many co-owners have some special skills that can be utilize to help and assist the community. Together we can keep costs down and enjoy this beautiful and quiet community.


To report any maintenance issues in your unit or in the common elements area. Issues regarding payments of dues assessments or violation fees. Questions regarding alterations and any possible safety issues, lawncare, snow removal, mailbox repairs, violations of any bylaw rules, animal feces, ants, rodents, wildlife. Lets keep our community safe.
